Our floor plans are designed to maximize built-in storage and spaces for convertible furniture to maintain a sleek and uncluttered look. Depending on the size of your garage, the ADU can be a Studio, 1 Bedroom, or 2 Bedroom living unit with a full bathroom and kitchen. It features modern finishes, a full suite of appliances, and many potential sources of natural light (like pivot doors mocking a glass garage door front, or large windows to replace your current garage door).

The general design requirements for building a garage conversion in Los Angeles are summarized below:

  • Garage Conversion: Technically referred to as an Accessory Dwelling Unit (ADU).
    • Minimum Lot Size: Single family and multi-family residential properties will not be subject to the minimum lot size of the underlying zoning district or by ordinance for Accessory Dwelling Unit projects. ~ AB68
    • Maximum Unit Size: Attached ADU: If there is an existing primary dwelling: • Studios and 1 bedroom ADUs within the primary structure would be permitted up to 850 sf • 2+ bedroom ADUs within the primary structure would be permitted up to 1,000 sf If there is proposed new construction single family dwelling: • No maximum sf for ADUs. Detached ADUs: Studios and 1 bedroom ADUs would be permitted up to 850 sf. 2+ bedroom ADUs would be permitted up to 1,000 sf
    • Parking Exception: Properties located within 0.5 miles walking distance from a public transit station are exempt from additional parking requirements. (state mandated)
    • Exterior Design: Exterior modifications will be required to resemble those of the primary structure. Interior conversions of existing space are not subject to this requirement.
  • Approval Timeline: Under state law, the city must approve or deny any permit application in 60 days or less.
